— Fox Hill HOA Filing 1

Dear Neighbors:

Yesterday at noon the HOA Board decided not to proceed with our normal luminaries, because of the fire danger. We noted that Boulder County was in a Code 1 and parts of the county had Red Flag warnings.  A Code 1 means we are not allowed to have fires on public land in Boulder County.  Although the sidewalks must be maintained by the homeowner, they are considered public land and lighting a candle (even in sand) can be considered lighting a fire (especially sitting in a paper bag).  We consulted with our professional firefighter Board Member who consulted with the Longmont Fire Marshall.  We also noted that as of noon yesterday, there were three brush fires in Weld County.

It was a very difficult decision, but the HOA Board decided to put the safety of our community (and your homes) first.  We plan to convert to LED candles by the next holiday season, so this problem should not happen again.

We understand that some of you may be disappointed, and have tried to reach out to many of our neighbors to explain what happened, and why.

We did have a Luminary Party and awarded the gift certificates to the homes that won the holiday decorating contest. The winners are:

1st Place: 1268 Fox Hill Drive.  $75 gift certificate.  Charles accepted the award at the party.

2nd Place: 459 Westview. $50 gift certificate.  I need to get the gift certificate to Jim & Christina Peel.

3rd Place:  425 Karsh. $25 gift certificate. Tonya Pixley accepted the award at the party.

4th Place:  301 Westview. $20 gift certificate. Justin & Laura Smolenske accepted the award at the party.

If you are as disappointed as we are, please note that these unusually high temperatures and a lack of snow have created a fire danger that we could not ignore.

Happy Holidays from all of the Board Members!

Marcy Stras, HOA President

The next Meeting of the Fox Hill Filing One HOA Board will be on October 29, 2025 at 6 pm in the conference room at the Fox Hill Club.  If we fail to have a quorum of 5 members, we will move the meeting to October 30th, same time and place.  If you wish to attend the meeting and/or speak please let Marcy know.

At this meeting, the Board will again vote on whether to join the Neighborhood Group Leaders Association (NGLA) which we discussed at the annual meeting/picnic.

At our last meeting, on Sep. 23, we unanimously adopted the 9 Policies discussed at the Annual Meeting in August and which are posted on this website for your review. The 9 policies were prepared by our outside HOA attorney and are required for our HOA Bylaws/Covenants to comply with Colorado’s current HOA laws and regulations.

Board Member Justin Smolenske (301 Westview Ct.) also volunteered to host our Luminary Party on December 24th, in the afternoon (time to be announced) where we make and distribute the luminaries.  All HOA members are invited to attend (feel free to bring food or drink).  We welcome all members, especially those with pick-up trucks and younger members to distribute the luminaries. We will be outside in Justin’s driveway, we will supply all materials and provide snacks.

Lastly, the Board voted to keep our current officers for the next year, Marcy continues as President, Marilyn as Treasurer and Jim as Secretary.

All members of the Fox Hill Filing One HOA are welcome to attend the Board Meeting.  If you wish to talk, please contact Marcy at 240-899-0037 at least 3 days before the meeting.  Contact Marcy also with any questions.

Thanks,

Marcy Stras, President

We are introducing a new column to be able to communicate with our HOA members and
hopefully get the news to our HOA community more quickly and cost-effectively.
The new HOA Board continued our tradition of holding a Luminary party on December 24 th to
assemble and distribute the luminaries in our HOA community plus the patio homes. We missed
the snow, but our community glowed in the beauty of candlelight on Christmas Eve.
We also held our annual holiday home decorating contest and our winners are:
1 st Place: Jim & Christine Peel (459 Westview) won a $100 gift certificate to downtown
Longmont.
2 nd Place: Chuck Reinke (1268 Fox Hill ) won a $75 gift certificate to downtown Longmont.
3 rd Place: This was a tie between Shawn & Mandy Wormke (1278 Fox Hill) and Justin & Laura
Smolenske (301 Westview) who won $50 gift certificates to downtown Longmont.
Honorary Mentions who unfortunately did not win a gift certificate, but need to be recognized
for their efforts are:
Peter & Nancy Mahoney (307 Westview);
Dan & Tina Higgins (468 Karsh);
Stephen & Catherine Silva (1145 Fox Hill);
Amanda & Lenny Bustillos (485 Greenwood); and
Doug & Joanne Grant (1217 Fox Hill).
Thank you to all those that participated in the Luminary party and home decorating contest.
Also, thanks to the homeowners that helped with the Luminary clean-up on December 25 th .
Although we ask each homeowner to help clean-up the luminaries in front of their homes, few
do.
We also want to thank Bo Wilsey and Jared Zoto (303 Glenview) for decorating the community
entry ways. When we realized how sad the entry ways looked at holiday time, they both rose to
the occasion in a fast, cost-effective manner.
The new HOA Board and I look forward to another year of serving our community. We are a
group of volunteers seeking to keep our HOA community safe and attractive to maintain our
home values and quality of life. We ask for your cooperation in following the covenants (see this
website). Feel free to contact the Board members with any questions (contact information is
listed also on this website)
Happy Holidays & Happy New Year! Marcy Stras, President
